MEET THE OWNERS
Hiram R. McLeod
After 4 years in the Air Force, in the position of Fighter Jet Crew Chief, in Eastern Thialand during Viet Nam for 1 year, Mr. McLeod attended University of Florida – graduating in 1982 from the School of Architecture with a Bachelors in Building Construction.
Upon graduation, Mr. McLeod obtained his General Contractors License – CGC028794 in 1984 and was responsible for building many of Florida’s bridges and box culverts. Supervisory and Field Engineering duties included procuring materials, scheduling, formwork design, critical field layout, supervision of large concrete pours, pile driving, large beam lifts and barge water work.
His additional experience includes 2 years of asphalt project management experience with approximately 15 years of site development experience as a Project Manager / Estimator with some of the larger firms in the Central Florida area. He has also built commercial, single and multi-family projects throughout the southeastern United States.
Mr. McLeod formed Construction Creations Co. in 1998. This active construction company is soley owned by Mr. McLeod. The company’s focus mainly on heavy structural civil concrete construction. Construction Creations has been successful in meeting client’s quality and schedule expectations.
Additional insight includes the completion of Dale Carnegie’s Course which increases a manager’s effectiveness. He is a fifth generation resident of the State of Florida, born in Tampa. The McLeod family has successfully been involved in the construction industry for many generations.
Robin A. McLeod
As Ms. McLeod concluded her fourth year as Operations Manager for a firm that specialized in pre-construction analysis and loan administration for several of the area banks, Third Party Partners was formed in 2000. As Operations Manager, Ms. McLeod handled 40 to 50 construction loans monthly to include tracking Notice to Owners, verification of accuracy of Lien Waivers or Sworn Statements of Account, Contractor and Owner Affidavits, and budgets from $300,000 to $30,000,000. Each and every penny is accounted for with a breakdown of contingency or miscellaneous line items. As each of these projects Owner or General Contractor submit their Application for payment on the 25th of each month, the necessity for expert coordination to schedule the site inspection, contact either the General Contractor or Owner and notify the bank, are all part of services that can be provide by Third Party Partners. The need for a “gut feel” on how each project presents itself monthly is easily attained, as each inspection report with photos are received, reviewed and edited. Multi-tasking is a must to be able to fund all projects on or before the deadline dates, satisfying bank auditor requirements. Her supervision has included five Site Inspectors and two Administrators. Ms. McLeod can provide AIA Application for Payment services. We have extensive research experience via the Internet to perfom background checks and confirmation of credentials.
Ms. McLeod has also been included, as part of a team, performing seminars to the Bank’s Vice Presidents and their assistants as well as area General Contractors to help them further understand the commercial construction loan administration process. This includes understanding of lien law and the filing of Notice to Owners. Notice to Owner services including a monthly detailed spreadsheet and verification lien waiver accuracy are also services that can be provided by Third Party Partners, Inc.
Additional experiences includes – Property management for multi-story commercial office buildings, Ms. McLeod’s primary responsibilities were leasing, maintenance and security. Lease negotiations, office build to spec and tenant relations. Involvement with all coordination for new tenant build out along with overall maintenance decisions.
